Investment details: The development
will be finished to a minimum 4 star category, and features 15 suites
and 25 double rooms, totalling 125 beds. The hotel occupies 3900 sq.m.
with 17,000 sq. m. (over four acres) of land, which has been zoned for
tourist development. Full project documentation is available together
with all permits issued in accordance with local planning rules.
Planned facilities include a restaurant, bar, swimming
pool, sauna, fitness studio, tanning studio and massage parlour, as well
as a conference facility capable of seating 300 people. The car park will
acommodate 150 vehicles.
The current bank valuation of the already completed
building work is EUR 5,100,000. It is estimated that a further EUR 1,500,000
investment will be needed to complete the project by a new investor. In
addition, the opportunity exists for the building of a sports complex
and annexe apartments should a new investor wish to expand further.
The Vrbovsko area itself offers rich programme of activities
and sights for tourists such as horse riding, hiking, hunting, fishing,
mountain biking, rafting, skiing, and fruit picking. Vrbovsko is situated
in the north eastern region Gorski Kotar.
It should be noted that this would be the only hotel
in Gorski Kotar of this size and this categorisation. There are currently
no other hotels in the Vrbovsko area and the only available accommodation
units are B&B's, apartments and hunting lodges.
